We provide an easy way to sell land that is much quicker than if you were to hire a realtor.  If you should choose to use a realtor, it may be difficult to find one that is interested selling vacant land properties, because they would rather sell an expensive house for a larger commission than a lower priced piece of vacant land.  We can offer you a fast way to sell your property where you know exactly what you will get and when you will get it.  

For most properties we send a purchase agreement with an offer amount already included.  If you accept this offer you can send the signed agreement back to us via mail or email.  We try to be as accurate as we can with the offer amount, but there are certain things that could cause us to amend the offer.  If we find that the property does not have legal access or has terrain issues such as excessive slope, we may wish to amend our offer and will work with you to find an amount that works for you.

We are in the business of solving problems for people by purchasing unwanted vacant land.  If your property has some title issues, we can work to help you have those corrected so that you can sell the property.  One common issue is a death on the deed of the property.  If it is possible to fix this, we will work with you on this to help you sell your property.  

If the property has unpaid back taxes, that is not an issue.  We can still purchase the property and will handle the back taxes.  If the back taxes are excessive, we may work with you to amend our offer amount, but we will still handle the payment of back taxes when you sell us the property.  

In most situations we can close within 30 days.  Mostly, we use title and escrow companies to complete our transactions and work as the intermediary in order to give you assurance that everything is done properly.  If using a title and escrow company, we can close on the property as soon as the title company can complete the transaction, which is usually less than 30 days.  Sometimes it can be completed in 10 days or less. If we close the property directly with you without using a title and escrow company we can close within a week in most situations.

We purchase properties with the help of a real estate title closing company or licensed real estate attorney. They act as the middle party in the transaction and will prepare all the paperwork for both parties.  We will wire the funds for the property to them and then they will wire the funds to you at closing time when they receive the signed deed and closing documents back from you.  This insures protection for all parties and gives you the assurance that you will receive the agreed upon amount for the sale of your property.
